Let me begin to answer your question by going back in time to WHY I chose real estate. First, my early years were a constant struggle. Getting out of the “living paycheck to paycheck lifestyle” was an extremely difficult task. When I did, I was 27 years old. At that point, I had been a real estate professional for one year. I entered the industry because I had a love for design and construction, but more importantly, I wanted to help people achieve their personal level of stability, by having a home as their foundation in life. For me, getting my first home created a sense of peace I had not encountered before and I felt everyone deserved that opportunity.
I have always had a strong belief on the American dream of home ownership and I also wanted to be sure I always walked the talk I gave in life. Practicing what I preached was important to me. Since then, I have bought, sold, rented and managed hundreds of properties for myself and others and gained a wealth of knowledge. I was always growing and real estate, through its ups and downs, was always an industry worthy of investment, no matter the size.
Throughout the years, I have seen all the crazy straw buyer and seller schemes, become a real estate investor, we buy houses fast and cash, “invest in real estate with no money” classes, etc. For years, investors have been calling professionals in my industry to find them deals and sell classes teaching people to get rich by going on wild goose chases to find them more deals. One synonymous point they all taught was the need to find the homes before they get to the real estate professionals. Today, they are more advanced than the signs you see on every street corner. The internet is filled with websites showing homes and the moment you expressed an interest in a home, they sold your info to the highest bidding real estate agent until now.
Now we see the instant offer programs. They entice you with a quick cash offer, promising to save you real estate commissions and will close on your desired date. They have created affiliations with developers across the nation helping to protect builders by ensuring you have the funds to buy and sometimes letting you stay in your current home until your new home is ready, making their investment in your home even less risky for them. The convenience is immediately gratifying to everyone. But haven’t you wondered how could it be so simple?
Our homes are generally the largest investment most people ever make in a lifetime. The equity you build becomes an asset against the liability of your mortgage loan. When your mortgage is eventually paid in full, you have earned a large asset and are no longer are succumbed to paying other people’s mortgages.
When you have a true real estate professional, they will assist you in preparing your home for sale. And if you take the advice and prepare your home for sale, your return on your investment will exceed your gains through an instant offer type program.
All of these programs do not give you market value. They give you an amount based on their formula that make it worth their risk. They are flipping your home. Buying a home and placing it back on the market within ninety days is a flip. They charge higher fees and costs than you can negotiate through a real estate professional. Your NET gain on your sale is much lower than what it would be if you sell your home for market value through a traditional means and give you representation.
In addition, if you are purchasing a home owned by any investor, and you review a Seller’s Disclosure, you will not receive any history on the home at all. How much do you know about the roof? Was there ever a hail storm? Did the home ever have leaky windows? What do you know about the plumbing? When you buy a home from an investor, you will not be armed with areas of concern to have your home inspector take a closer look at. There is risk in that for you that could cost you thousands and thousands of dollars in unforeseen repairs.
If I asked you to give me $15,000 so you don’t have to work today, would you? If you said yes, or If you are in a desperate situation, or maybe you don’t care about the money and really need to move immediately, perhaps an instant offer type program is the best route for you. Just be sure you are aware there is a price you are paying for this convenience or it would not be worth their risk to buy your home to flip.

Florida Property Taxes and Exemptions Explained
The state government does not collect any property taxes, however, local governments receive much of their funding through these taxes. These rates are assessed at the local level and can vary by county, and they are based on the assessed value of the property. Property taxes in Florida are below the national average. There are several exemptions for primary residents that attribute to that.
The general millage rate in the non-city limit areas of St. Johns County is 15.8. The City of St. Augustine and Hastings are closer to 22. St. Augustine Beach is 18. There are probably 40+ different millage zones.
If a millage is 15.8, then you essentially multiply the home value by .0158 to get a base rate for your taxes.
What millage zone is a particular property in?
Well, the way I find out as a Realtor is by going to the tax collectors website and pull the record on the property in question. That will not only give you the zone but the total millage breakdown as well. It will also alert you if there is a Community Development District (CDD) on your taxes.
Property Tax Exemptions
Homestead Exemptions are available on primary residences in Florida. These exemptions can be available up to $50,000. However, only the first $25,000 of this exemption applies to all taxes. The remaining $25,000 only applies to non-school taxes.
Widow(er) Exemptions of $500 are available to widows and widowers who have not remarried. If you were divorced at the time of your ex-spouse’s death, you do not qualify for this exemption.
Senior Citizen Exemptions are available in certain counties and cities only. They are valued up to $50,000 for residents 65 years old and older who have gross income below $20,000 in 2001 dollars, adjusted for inflation. This exemption is in addition to the Homestead Exemption.
Blind Person Exemptions of $500 are available to Floridians who are legally blind.
Total and Permanent Disability Exemptions are available for homeowners who have a total and permanent disability. Quadriplegics who use their property as a homestead are exempt from all property taxes. Others who must use a wheelchair for mobility or are legally blind and have a gross income below $14,500 in 1991 dollars, adjusted for inflation, can be exempt from all property taxes as well.
Veterans Exemptions exist in a number of different forms.
- A veteran documented as disabled by 10% or more in war or service-connected events can earn an additional exemption of $5,000 on any owned property.
- An honorably discharged veteran who is totally and permanently disabled or requires a wheelchair for mobility due to their service can be exempt from all property taxes. In some circumstances, this benefit can be transferred to a surviving spouse.
- An honorably discharged and disabled veteran who is 65 or older who was a Florida resident when they entered military service may be eligible for an additional exemption. The disability must be permanent and must have been acquired as a result of the military service. The property tax will be discounted based on the percent of the disability.
- Members of the military deployed during the last calendar year can receive exemptions based on the percent of time during the year they were deployed.

What does the number of days a home is on the market mean to you?
I often see agents promote themselves by telling about how they sold a home in just a few days and I often get a chuckle. In my opinion, if a home sells in a few hours or in just a few days, more than likely the seller could have gotten a little higher sale price. In many instances it just comes down to supply and demand and peak seasons, for example; right before school starts in some areas, can spur a very quick transaction with a home ready to be sold.
While accompanying an agent during a recent showing, I observed an her telling her client the number of days the home was on the market, but with nothing further. As a broker with extensive sales training, I found it interesting because she left it up to her customer to decide what it actually meant instead of supporting her statement with what she was trying to point out, which can truly open a whole world of views, both positive and negative.
The number of days on the market can vary based on so many factors. First, there are peak seasons where demand is high and low seasons where demand can be extremely low. Shoulder seasons encompass the in between seasons. There are different averages of days on the market depending on when a home is listed. That being said, the home buyer should always ask their real estate professional what the average number of days on the market would be for the season and neighborhood they are looking in to better assess a property and if it is a good opportunity for you!
In addition, when markets shift or average price per square foot moves greater than 3% per year, this can also greatly impact the average days on the market in any season. For example, some neighborhoods in the St Johns or World Golf Village area of St Augustine are what are deemed an “A” Rated school districts attracting consumers both nationally and internationally with school age children. Because of that, the peak selling season in these areas of St Johns or St Augustine is between the months of May and August, prior to starting a new school year. In 2018, the average days on the market in one neighborhood through the summer were 53.75 days whereas the rest of the year averaged 80 days.
In addition, Sellers sometimes have their own plans. For example, I have often listed homes for sellers that wanted to sell but needed to list so they can get an accepted offer on their next purchase before they got motivated to sell. I recently had one seller who refused several offers because her new home was under construction and delayed and she did not want to move twice. There are so many variables to each home listing which is why I do not place too much weight on this stat until I am consulting with someone in submitting a fair offer.

I have several clients who will only buy a home based on the house number or also referred to as House Numerology. Since numbers are referred to as vibrations, your house number or apartment number creates an energy in your home. I made it a point to learn about it so I can help my clients select a happy home for them. Making sure that energy is a match for your lifestyle is a very important factor for many so let’s see how your home measures up.
First, calculate your house number or apartment number by writing it down. For example, mine is 311. Next, add each number together to find your number, until you have a single digit. Example 3+1+1=5. 5 is my home energy number.
Now lets see how you roll!
Home 1: This home promotes independence, ambition, drive and leadership. This home can be a strengthening vibration for self-confidence, determination and character. The challenge with this type of vibration is the lack of partnership and lots of “self” energy. This is especially true if your home adds up to 19 which is considered a karmic lesson number. You may feel yourself feeling unsupported or having too much work.
Home 2: This cozy atmosphere will make others feel welcome, nurtured and loved. This space usually is a great place for those who love to be around lots of photos of family and friends and a great space for intimate gatherings. The downside to this home is the high emotions can also lead to overwhelm with sensitivity, taking things too personally or needing constant attention or affection.

The downside of this vibration is a tendency to be scattered or less focused and overindulge in spending.
Home 4: This vibration is a solid and protected environment being the most grounded of all. This is a great vibration for investments or even education. This is an ideal home if you prefer stability over change. If you like adventure or variety, you won’t find that here.
Home 5: This is a great vibration for those who love to party and socialize and is great for having people over and entertaining guests. Its perfect for those who love travel, freedom and trying new things. This home promotes variety and change and can lead to an over indulgence in food, sex or alcohol. If you are prone to addiction you may want to avoid a 5.
Home 6: This vibration creates a sanctuary of beauty, love and harmony. It is perfect for couples, families or artistic folks because it is a very balances energy. People will immediately feel welcome in this space. Almost everyone can feel happy in a 6 home. The vibration promotes responsibility and family so you may find yourself lacking self-care in this home, while too busy caring for everyone else.
Home 7: A private or secretive vibration is ideal for those who might be writers, researchers, spiritual seekers as it promotes tranquility. You can have thrilling spiritual or intellectual insights in this home. The downside is it may be too isolating for you or lonely at times.
Home 8: This is the vibration of prosperity and abundance and is ideal for entrepreneurs or those who are career driven. It also promotes passion. If you are looking to expand your status in the world, this is a great fit for you! The downside of this home is with big gains there are also big losses. You will always want more – more everything leads to more spending and usually to impress others. This dream home can turn into a money pit if you are not careful.
Home 9: This vibration is an idealistic energy promoting universal love and compassion. Intuition will be at an all time high. People will be drawn to your home. Feelings will need to be expressed and you will find many emotional rewards. The downside is you can find yourself dwelling in the past or fear abandonment or rejection.
Master Numbers
Home 11 aka 2: Intuition and Illumination is vibration here representing gateway of new growth. You will be inspired with new ideas, creativity and innovation with leadership and creativity. This is the number of LIGHT. All people must be aligned with their truth to live here or you will begin to get into relationship struggles.
Home 22 aka 4: The number of STABILITY. This home governs all finances, career, physical body and family matters. Balance may be the challenge in this home.

A Must Read before comparing communities for your new home!
Often times I see people struggle with evaluating the value of a community’s fees and amenities so I wanted to take a few moments to explain some facts to help you choose. This is the second time I am writing about this subject because it is really really important when selecting a new home when you have what seems like, so many choices!
First of all, CDD fees are not BAD! What is a CDD fee? A Community Development District is a formation by the developer of a community to manage the creation of and maintenance of a community’s amenities. There are two parts to a CDD fee which is paid in your tax bill. There is the bond portion and there is the maintenance portion. If you compare the maintenance portion with a typical HOA fee with comparable amenities, they will likely be comparable in expenses as well because the cost of maintaining similar community amenities should not vary by that much. The bond portion pays for the loan to implement the amenities that the community has to offer. These are also not for profit so there is always a budget you can review to know exactly where your money is going.
I know you will see signs around St Johns County and all of northeast Florida that will tell you, “We Have No CDD Fees”, but what is that really trying to portray? It is a statement to get you thinking to check “them” out and that CDD fees are “BAD” or that they are great because they don’t have them.
Here is the truth. You will always get what you pay for. Most communities without CDD fees will have the amenities for the community tied into the the price. Therefore, the price per square foot will likely be higher than other comparable neighborhoods with a CDD fee.
Don’t Judge Book by its Cover!
Another warning I will make is not to judge a book by its cover. Every now and then I hear a client say “I don’t want that community because I don’t want a CDD!” A community may have a CDD, but not every house will have a bond to pay. Some homeowners pay the bond portion off to lower their expenses. Some developers also pay off the bond portion in times when homes are not selling as quickly as normal to give incentives to purchasers. Whatever the case, never judge a home by the community’s CDD fees. You, as a purchaser, can negotiate that the seller pay a portion of the CDD bond off at closing so you can literally have no CDD bond at all.
When selecting a community for your new home, look at your lifestyle and family size. What amenities do you really want? What amenities do you think you would use, if not now, then at some point? What amenities do you know you would never use and do not wish to pay for? Once you know this, your Realtor can narrow down the search for communities that offer your family the best match and you can then begin the comparison to ensure your family is getting the best value!

You should always love where you live. If you happen to be looking for a new place to call home, I have gathered the TOP TEN REASONS why my family loves living in St Augustine exclusively for you.
Reason 1 – St Augustine is located in St Johns County, which while not exclusive to Northeast Florida, is known to have some of the best rated public schools in the State. We wanted a quality education for our daughter and there are an abundance of great schools throughout the area. Top 3 Factors Determining VALUE
What determines a good value per square foot? For websites like Zillow, they rely simply on market data to determine a value for any given home. While appraisers use this data as well, there are many other factors that can drastically affect this market data approach so be careful not to judge a home by a quick algorithym.
1. Market Data. Market data is important to gather as it zeros in on location. When evaluating a home’s value, it is important to get the latest market data as this changes from day to day with the most recent comparable sales, usually within a small range in location. Most appraisers will use sales within the last six months unless they are forced to go older due to lack of comparable sales. For new home communities, I also like to check comparable neighborhoods that are already built out as well. Supply and Demand can also greatly impact market data making it obsolete since market data is driven from the past and supply and demand is forecasted into the the future. This is why market data is good information to gather and evaluate, but it is certainly not all of it.
2. Quality of Construction / Finishes. Quality of construction can vary tremendously from community to community as well as even within a development. Often times developments have several builders within, varying the range of quality. This is so important for someone to evaluate as a custom home can easily get up in the range of $300 per square foot while a more economical level of quality can go for $100 per square foot. Finishes are also an important factor. Cabinetry, Flooring and Type of Installation, Type of Railings on Staircases, Interior or Exterior doors, Mouldings and type of wood used are some of the many finishes that make up the vast difference in value. There are also different levels of “Custom”. Having an experienced real estate professional can be invaluable in guiding you through this process.
3. Condition. No algorithym has X ray vision to see inside these homes. If they are in a planned unit development with homes that are all approximately two years old, you cannot see how the condition of a home compares to its comparable active homes on the market unless you get inside. Even photos can tell a different story, completely.
These are the areas that should be considered while determining the value of a home. Another one I like is if the home can be replaced for less. If it can’t, then that is another way to feel great about the value of your new home. Of course, an appraiser will ultimately determine the most thorough evaluation for any home purchase.

Once upon a time about 15 years ago, and three solid years into my career in real estate, I represented a Seller who moved out of his house in preparation for his closing, only to find out it could not close. I had requested the loan commitment before the deadline and received it doing my part. I also will not show multiple homes to Buyers who have not gone through the process of pre-approval or have provided me with proof of funds. It is because of this that you will rarely see my listings go pending and come back on the market 4 months later, like many do, and other agents and brokers who come to know me, know that when I bring a buyer to their home, they have been pre-qualified.

To buy in a CDD or Not to buy in a CDD?
There are many misconceptions or misunderstanding of CDD Communities and whether you should buy in one or avoid them altogether. In fact, many communities which do not have CDD’s advertise that they don’t AS IF they are BAD. This could not be further from the truth and I am going to clear this up.
What is a CDD? A CDD is a Community Development District. In essence when the Developer formed the community, instead of waiting for a certain percentage of the community to be purchased before developing an amenity center, they obtain a bond that is passed on to the homeowners and develop the amenities in advance or in conjunction with the community’s first homes. The benefit to this for the homeowner is they get their amenities right away and do not have to wait for the community to reach certain quotas. The homeowners also do not have to worry about never getting the amenities they were promised.
There are two parts to a CDD. One part is the bond portion. This is the balance of the loan. The other part of the CDD is the maintenance, which is typical of all communities with common areas or amenities. When considering a community, the bond portion should always be evaluated and can even be negotiated with a Seller and paid off in full. The maintenance portion will always remain and if compared to similar amenity communities without a CDD, will usually be comparable to a typical HOA fee. Often times there is an HOA within a CDD community as well, but usually that is for the enforcement of deed restrictions within a community.
Another benefit to a CDD is that it is paid in the tax bill, protecting the community from delinquencies or bad debt. Not all CDD communities are created equal so each should be considered independently. If you can appreciate any of the amenities a CDD has to offer, those communities just may be for you!

This is also the time to decide between actual cash value coverage, which reimburses you for an item’s depreciated value, or replacement cost coverage, which compensates you for the full cost of a replacement right now.
Your Risks Have Increased
A new pool or trampoline might make you the neighborhood hero, but it can also increase the risk of injuries on your property. If you’re planning such a purchase, check whether your policy protects you against the new danger with enough liability protection, which would help with medical or legal costs if someone were to get hurt.

Why Rent if you can buy?
Home ownership rates are the lowest they have been in the last 50 years. Yet a large portion of Americans are still renting properties, instead of enjoying a home of their own. Consumer reports believe this is an issue because of a buyer’s lack of trust in their ability to purchase. It is still a long standing notion that a buyer needs 20% towards the cost of the home in order to move forward, but this isn’t true. With countless down payment assistant programs, and closing cost roll-ins, a home owner could move in with as little as a few hundred to a couple thousand dollars. Which is a huge difference in the time it takes to save up to make the move.
With interest rates at an all time low, home ownership in today’s market is a great investment. The money saved over a mortgage’s lifespan can result in tens of thousands of dollars, if not hundreds. Although the future of the housing market isn’t easily predictable from location to location, you can always discuss with your agent about buying a home in an area that has a strong turn-over rate when a home hits the market. The equity build up when it comes time to selling is going to be far more beneficial, than if you put money into a rental and decided to move. The money from selling the property can be used to purchase a new home. With renting, there would be no additional funds to transition into a new place.
Now imagine if you were renting a home for $2000/month. If your landlord is renting to make a profit, think how much less you’d be paying on a monthly basis towards your mortgage, if the home was yours. Then you wouldn’t be paying a landlord to profit off of you, you’d be paying a reasonable rate, and get to call the property your own. Discuss with your agent and lender the steps you need to take towards home ownership, you might be happily surprised about the type of home you can afford to move into.

Florida Property Taxes and Exemptions Explained
The state government does not collect any property taxes, however, local governments receive much of their funding through these taxes. These rates are assessed at the local level and can vary by county, and they are based on the assessed value of the property. Property taxes in Florida are below the national average. There are several exemptions for primary residents that attribute to that which I will discuss at a later time.
The general millage rate in the non-city limit areas of St. Johns County is 15.8. The City of St. Augustine and Hastings are closer to 22. St. Augustine Beach is 18. There are probably 40+ different millage zones.
If a millage is 15.8, then you essentially multiply the home value by .0158 to get a base rate for your taxes.
What millage zone is a particular property in?
Well, the way I find out as a Realtor is by going to the tax collectors website and pull the record on the property in question. That will not only give you the zone but the total millage breakdown as well. It will also alert you if there is a Community Development District (CDD) on your taxes.
Property Tax Exemptions
Homestead Exemptions are available on primary residences in Florida. These exemptions can be available up to $50,000. However, only the first $25,000 of this exemption applies to all taxes. The remaining $25,000 only applies to non-school taxes.
Widow(er) Exemptions of $500 are available to widows and widowers who have not remarried. If you were divorced at the time of your ex-spouse’s death, you do not qualify for this exemption.
Senior Citizen Exemptions are available in certain counties and cities only. They are valued up to $50,000 for residents 65 years old and older who have gross income below $20,000 in 2001 dollars, adjusted for inflation. This exemption is in addition to the Homestead Exemption.
Blind Person Exemptions of $500 are available to Floridians who are legally blind.
Total and Permanent Disability Exemptions are available for homeowners who have a total and permanent disability. Quadriplegics who use their property as a homestead are exempt from all property taxes. Others who must use a wheelchair for mobility or are legally blind and have a gross income below $14,500 in 1991 dollars, adjusted for inflation, can be exempt from all property taxes as well.
Veterans Exemptions exist in a number of different forms.
- A veteran documented as disabled by 10% or more in war or service-connected events can earn an additional exemption of $5,000 on any owned property.
- An honorably discharged veteran who is totally and permanently disabled or requires a wheelchair for mobility due to their service can be exempt from all property taxes. In some circumstances, this benefit can be transferred to a surviving spouse.
- An honorably discharged and disabled veteran who is 65 or older who was a Florida resident when they entered military service may be eligible for an additional exemption. The disability must be permanent and must have been acquired as a result of the military service. The property tax will be discounted based on the percent of the disability.
- Members of the military deployed during the last calendar year can receive exemptions based on the percent of time during the year they were deployed.

Student Loans Impact your Ability to Obtain a Mortgage
While the interest rates are still at an all time low, and the prices are more affordable to own in comparison to renting, student loan debt is increasingly impacting the ability for many first time home buyers to qualify for a mortgage. I often hear, I want to buy a home and I have a good job and decent credit. When I then refer them to a lender to pre-qualify them for a mortgage, I often hear the student loan debt is impacting their ability to purchase the home of their choice as the amount they qualify for is reduced due to student loan debt.
Debt to Income Ratios is the comparison of a person’s total debt payment requirements to their total income. The more debt someone has, the less available income that can be used to qualify them for a mortgage. While this is not exactly how it is configured, if you have an income of $40,000 per year and your student loan payments are, or will be, totalling $450 per month, the annual deduction from your income for that debt is $5400, leaving you with a reduced usable income of 34,600. If you have a car payment as well for $400 per month, it gets reduced once again. Credit card debt and any other debts on your credit report are also deducted before your lender configures the amount you would qualify for.
Many students feel it is great to go to school without having to experience the burden of paying, with the hopes of obtaining a higher paying job upon completion. Unfortunately, many college graduates are unemployed or underemployed, and are paying higher housing costs in rent as well. This is a slippery slope, especially when it comes to those unsubsidized loans that have compound interest accrued throughout the education process.
It is strongly urged that students are mindful of the loans they are assuming responsibility for. They never go away until you pay them in full and the compound interest loans should be paid off as soon as possible. Keeping your debt to a minimum, whether payments are deferred or not, can make the difference in whether you can own or must rent your home.
